How to Prep Your Property to be Photographed.


In order for your property to put its best foot forward, a certain amount of prep work must be done ahead of time. Following these guidelines will ensure the best possible photos.


Lighting

  • All lights should be in working order with no burned-out bulbs. Proper lighting makes the home feel bright and inviting, and even a single dark fixture can be distracting in photos.

Cleaning & Staging

  • Property should be thoroughly cleaned.
  • Sweep decks and outdoor areas free of debris.
  • Beds should be made neatly and furniture placed in its proper position.
  • Declutter as much as possible — tuck away personal items, toiletries, dish soaps/sponges, laundry, and pet items. If needed, temporarily store items in closets.
  • The only adjustments I will make upon arrival are opening blinds/curtains, turning on lights, and fluffing throw pillows. Everything else will stay as I find it.

Exterior Prep

  • Remove all vehicles from the driveway and avoid parking directly in front of the property.
  • Hide garbage and recycling bins.
  • Arrange outdoor furniture neatly.
  • If applicable, mow the lawn, trim landscaping, or clear walkways of snow/ice for a tidy appearance.

Occupancy

  • The property must be completely unoccupied during the photo session. I will not photograph if owners, renters, housekeeping, construction crews, or others are present. It is difficult to work around people, their vehicles, and equipment.

Pets

  • Pets must be out of the property (and yard) during the shoot to avoid distractions and ensure safety.

Timing

  • The property should be fully ready before the scheduled appointment. Delays cut into the session time and may affect the final results.


These preparations may take a little extra time, but they make a big difference in how your property is presented. Thoughtful prep ensures that your home shines in photos and helps potential renters or buyers see it at its very best.
